This magnificent, aged villa is located in the vicinity of the Pearl of the Adriatic, the famous city of Dubrovnik. In fact, the villa overlooks the historic old city, along with the beautiful island of Lokrum and the clear blue Adriatic sea. The property has many benefits stemming from its position alone, and apart from the magnificent view it provides a lot of comfort and peace. It is situated in a quiet neighborhood with kind inhabitants, away from all the tourist hustle of the town and famous beaches. The locality is known among nature enthusiasts as one of the richest in the Mediterranean, so if you ever feel like hiking or cycling, you have the magnificent surrounding nature to marvel at. The hillside terrain ensured the lush growth of many plants native to the area, like citrus, cypress, pine, palm, olive and more.
Villa Paulina was built in 1938, and as such it was introduced on the list of preventively protected monuments as a house of exceptional architectural value between the two World Wars. The villa was renovated and furnished to meet the standards of modern day living. Its exterior is mostly intact regarding the traditional style. The main building material of the villa is stone, with larger, rough stone embellishing the first 1.5 meters from the ground up, with the rest of it being smooth light colored stone. The villa has plenty of windows with the classic Adriatic green wooden shades and a nice architectural element in the form of a protruding apse on the courtyard-side. The courtyard of Villa Paulina is a spacious, mostly tiled surface decorated with many vases containing lovely flowers and other plants. Apart from the vases, vegetation is present in the courtyard’s patches of ground. In the middle of the courtyard there is a Jacuzzi and a lovely swimming pool in a wooden frames in three levels (steps), next to which you can find a large wooden table with a set of 6 chairs. It is an excellent place to chill out during hot summer days and enjoy outdoor feasts. The interior of the villa goes a few notches above its exterior look, and in doing so it raises the quality of the property on a whole new level. The monumental house nurtures the concept of interesting, elegant and functional spatial design where all the elements of the interior design come from famous international and Croatian designers (Charles&Ray Eames, Eero Saarinen, Jean Prouvé, Eileen Gray, Foruse, Konstantin Grcic, Hee Welling, Otto Blümel, Maarten Van Severen, Grupa Numen/For Use etc.). The artistic paintings in villa are all works by artist Nikolina Šimunović. All of the rooms of the villa receive a lot of sunlight, which makes them airy and fresh, and all of the elegant furniture is very comfortable and fitting. The villa has 5 bedrooms with en suite bathrooms and it can accommodate up to 10 people and 3 extra persons on sofa-beds. The contents of the villa are as follows: the ground floor has a large modern kitchen and a tavern where guests can enjoy traditional food, and a large bathroom. The first floor, also known as Paulina’s floor, has a beautifully designed bedroom with en suite bathroom, a saloon and a dining room. The second floor has 2 bedrooms with en suite bathrooms, a lobby, sauna with a shower room, mirror room with a luxury bathtub connected to the attic and a lovely balcony overlooking the sea and the town. The attic contains one more bedroom with en suite bathroom and a nice book corner with various literature.
The City of Dubrovnik is under UNESCO protection due to its long history and heritage – the real origin of the city is unclear, but it certainly is an old city, persevering on its stony cliffs for at least 14 centuries. There is a lot of things to do and explore within the city limits, and these are some of them: you can enjoy dramatic views of the sea and the cliffs by taking a walks along the defensive walls of the city, visit the monastery on an island of Lokrum 600m from the city (by ferry or kayak), enjoy the fresh air on the summit of Srđ, and more.
